Sorry I can't spend the time to cuops. However, I am sensing there are issues with ((Kathryn))'s septic system and the buyers. Hoping the buyers will be willing to split the cost or compromise somehow.

x kitchen cleaned - but is still messy b/c not everything fit in the dw and b/c dh went ahead and made waffles for bfast, so that mess has been added to the previous ones
x chopped all the onion and galic for the kima
x sat with the family to have bfast - I had lunch

Ds and dd18 are off to deliver the cake and the plate of cookies to the band festival. Dh is showering. It sounds like he was happy with his run, averaged a little over 8 min/mile for 12 miles. I think dd18's friend got picked up - at least, I don't see her. GG is probably getting dressed. . .

I'm off to cook up the kima.

Got more art stuff at the yd. Sale up the street and am going to restock the art dresser for summer fun when grsnds are here. Today I got chrochet thread & learned it works for bff bracelets & lanyards too. Got a how to draw instructional book. Got the dvd to go with the bff bracelet maker. We used to just use a clip board it worked great.

Hoping to get dgson in to tieing knots for some survival stuff & camping. Have to post before editing on this tablet some times sigh..brb (be right back).
More coffee that cocoa coffee is gone.

Sorry about your rough night, Kathryn. I know how "those" are. They're NOT "fun" & it makes the morning harder to get going on the next day.

Thanks, Twins' about the tag line. My DD gave me a miniature book of quotes called "Grandmothers," on Mother's Day. I found the quote in there. I thought, since I'm older now, it was so perfect for me.

Sadie, Well, Bless Your Heart & that of your DSon, too. I will be thinking of you, sending prayers & good energy. I'm glad that most of it will be paid for, because you've paid so much already with your shoulder surgery. That's fortunate, too. It seems scary to have to go through this, for your Dson & you parents, too, but medical science is so efficient now. I had an angiogram once & did just fine. My DBIL has holes in his heart patched, a defibulator put in, & a pig's valve put in, plus other repairs & he's 48 now. So it's mind-boggling, what can be done nowadays, to heal people & make them better. All my best to you & your Dson. Hang in there. This must be very frightening.

Dee, how scary for the dgd who hit her head. That lady treated your DH terrible! I mean, where are manners? He was concerned. I don't blame your DH for being "miffed". I'd be so P. O.'ed! I hope you get your table/office area under control today. It looks like you're doing it, as I read further. I wonder why your printer suddenly started? Odd. I print grocery lists, sometimes, especially if it's a long one, & it's easier to read at the store. I'm glad you love printing grocery lists.

Helia, Wow! You must have 3 heads, to be able to wear so many hats! I hope you do just fine with the challenge today. It's hard when so many things are going on, sometimes, to balance everything & everybody & have time for you, too. Good luck with today.

I slept until 10 a.m. But I'm up and running now. I'll be back later with a "Ta Dah" list. It seems to motivate me to getting things DONE!

Following Cathy with the laundry. Did five loads between yesterday and today.

Kathryn .. I have bought several houses that needed major work, one was a foundation problem. However I was not willing to split the cost with the owner. My reason was I didn't want to buy someone else's problem as it would be no benefit to me. I could always find another house that i didn't have to repair with my own money. However I have bought houses that need major work by telling the owner that I would buy the house at asking price minus the amount of the repairs, in your case 30k. Sweetie and I own the other house that we used to live in. We want to sell it but is needs some work. It's been repainted inside and out, the carpet and tile is new as well as the air conditioner. However the kitchen needs to be updated with at least new appliances. The same applies to the bathrooms. The MB bath walkin shower needs to be regouted and both need new faucets. Since we're the smallest build in the neighborhood I want to redo it. This is what I did when I lived in Mobile. However Sweetie doesn't want to mess with it and sell it as is. That would mean less money, but less headaches. Since this is really Sweetie's house I'm letting the decision be his.

The Preakness is on this afternoon so I am working around the schedule. I love love love to watch horses run. When I was younger and rode myself I think I enjoyed watching all the horses run and thunder through the pasture almost as much as I loved being on they're back and galloping across the fields.

And they're off ... Need to swim Willis at some point but the horses are running and my eyes are glued to the joy of watching them run

I went to my dad's and picked up the bookcase. Walked around to see what the contractors have accomplished this week. WOW!! All of the trim in the entire house is now white. All of the appliances are now white. Floors are either wood or a very neutral shade of wheat/tan ? Light brown something. Stairs to upper floor and basement have been re-carpeted to match.

There is a slight problem. Last week when we took down a picture above a bed, there was a massive mold patch. There isn't any other mold on the upper floor, not even in the bathrooms, but this has to be addressed. Putting the picture back up isn't going to make the problem disappear.

So, other than one bedroom and the laundry room/work bench, the house looks great.

My home, on the other hand, still needs some work. Before I go to bed. Because the bed is covered.

LO double header ballgame this morning was NOT much fun. Both of the other teams coaches were brutal to their players. Screaming at them....jumping up/down...and demanding their little 5 year olds do better. We watched in astonishment and horror. Why would the parents of those children allow their children be treated that way? The coaches were acting as if it was some sort of finals in a pro game! They stopped the game to come on the field, screaming when one of their players was tagged out and they wanted the call changed. REALLY? AT A T-BALL GAME!?!?! LO came into the dug out and said he didn't want to play anymore. I totally understood his desire to get away from that kind of behavior. It was sucking the joy out of the game. We did finish the games and then LO and team mates ran & played together for a bit to get their joy back.

DMom came home with us and ate lunch (fish sticks, potato salad, green beans, fruit cocktail). DBro & DNephew delivered 2 trailer loads of calves to our pasture as we were finishing up lunch.

I'm tired. Being around outrageous behaving parents/coaches really sucked the energy out of me.

Cowinkie: in one respect I can see your point. You aren't the buyer I'm looking for. I'm looking for the person who sees a house that is more than liveable but priced low because it needs updating. I've priced this place $30 - 50K below its market value, as determined by the tax department as well as looking at local properties for sale. It is $150K less than the next cheapest house in the area and $200K less than the house at the end of the street that is the same age and much smaller. It is priced that low because we need a fast sale. So to lose another $30K seems too much.

I am willing to give up an additional $15K, just not the 30.

So someone could end up getting the house for $400K, spent $30 on septic, $50K on fancy kitchen floors and counters and updated bathrooms and end up with a larger home, with 40 years left on the roof warranty, 20 years on the windows, 10 years on the furnace and a new septic system and have $70K in their pocket vs. the next cheapest house in the village.

I just need to find that buyer, or work harder with the one I have found to see this opportunity has a time limit on it.

The way civil law works around here, had the house been sold without a septic inspection, the problem discovered, and us sued, we'd have been expected to pay 1/2 but the judge would not expect more than that from us because we were unaware and sold in good faith that it was working. Their septic guy assured us that they would pay half the repair. That's just the way it works here. While they'll listen to their septic guy when he says failed, they won't listen to him when he says you'll need to pay half.

If I do get stuck with it after June 9, I'll probably do a quick flip fix up (new carpet, new vinyl (the kind that looks like tile), refinish the wood floors, repaint, update bathrooms slightly and replace the septic. Then I'll put it back on the market, gleaming 'new' and priced $85K more that what I'm offering it to the current buyer at.

It was just a real crazy situation, Ivy. Dh is responsible for getting ambulance personnel in and out of here as well as other law officers. And it wasn't like he was a 'curious' resident. AND there were 2 other medics with him. They respond as quickly as they can to a call here while they're waiting for the ambulance & crew to get here. Can save lives -like in the instance a week ago when dh was able to save mason's life, literally. So proud of him -and he's very humble. DS-$ still won't tell him who told him of the event. Sure I would never have heard otherwise.

Confession: I still haven't cleaned up the kitchen/kitchen table from last night's dinner. Dh loaded up dishwasher last night and ran it, then emptied it and reloaded this morning, but that's all that has been done. So I am going to peel my tushie off the chair and get moving, I hope.

Has been a relaxing day. I went to O reo's funeral and visited and reminisced with neighbors for awhile. I felt nostalgic so I drove around the mountain to several of the neighborhoods where we had friends to see how things had changed and to remember the times we lived up there.

I have napped this afternoon - it's very cool (temp on the mtn was 48 this morning and rainy) and overcast today. Dh played golf this morning (or hung at a golf club inside?) and now has gone to an event for a club he's in, I think. He's trying to get ds out to look at cars also. I'm trying not to complain about the twice a day trips to take ds and pick him up, but also don't want to make it too easy for him, i.e. not always get there on time, letting him know I have other things to do on the same trip out...
